Type a street address in Duval, St. Johns, Clay or Nassau County. We use the state's 2026 assessment roll, each county's millage rates and the property's fees and special assessments. We do not save or log what you search, and we do not show owner names.

Estimate a property tax bill for a home in Duval, St. Johns, Clay or Nassau County, with or without the homestead exemption, and see how much the early-payment discount saves. Everything is worked out on this page from the numbers you type in. Nothing you enter is sent or saved.

Your numbers

This only changes the office links below. The math is the same in every Florida county.
Use the assessed value from your annual Notice of Proposed Property Taxes (TRIM notice) or your tax bill. It can be lower than the market value.
Find it on your TRIM notice or tax bill. The starting number is only an example.
Add up every line except the school lines. The starting number is only an example.
The second exemption started at $25,000 and is adjusted for inflation each year. Ask your county property appraiser for the current amount.
Optional. Solid waste, stormwater and similar "non-ad valorem" charges are on your bill. The 4% to 1% discount applies to the whole bill.

How the estimate works

Florida taxes are figured in mills. One mill is $1 of tax for every $1,000 of taxable value. The calculator takes the assessed value, subtracts any homestead exemption, and multiplies the result by your millage rates.

The first homestead exemption removes $25,000 of value from every tax, including school taxes. The additional exemption applies to assessed value above $50,000 and is not taken from school taxes. It started at $25,000 and is adjusted for inflation, so the number can be a little higher today. The Florida Department of Revenue publishes examples of how the two exemptions work.

This calculator does not include the Save Our Homes cap, which limits how fast the assessed value of a homestead can rise (3% or the change in the consumer price index, whichever is lower). The assessed value on your notice already reflects that cap. It also leaves out exemptions for seniors, veterans, widows and people with disabilities. Ask your county property appraiser about those.

The early-payment discount

Under Florida law, taxes paid in November get a 4% discount, December 3%, January 2% and February 1%. There is no discount in March, and unpaid taxes are delinquent on April 1. The table above applies those percentages to the full bill. Tax collectors in all four counties list the same schedule.

If your mortgage company pays your taxes from an escrow account, it normally requests the bill and pays it for you, and the copy you get is for information only. Check with your lender before paying a bill yourself.

Where to find your numbers

Your assessed value and each tax line are on the TRIM notice mailed in August and on the bill that goes out around Nov. 1. Each county also lists millage rates on its own sites.

Jax Times is not a tax advisor, and this tool is not the county's bill. For a decision about your own taxes, check with the property appraiser or tax collector.
