Every home in Northeast Florida is on a public tax roll. We analyzed 682,441 parcels in Duval, St. Johns, Clay and Nassau counties to show what the records say about home values, who pays less than market value and how tax rates differ by town.

St. Johns157,881114,363$438,84273%
Clay97,57970,167$296,03767%
Nassau50,92833,248$422,91273%

Value is the county property appraiser's "just value," an estimate of market value for tax purposes. It is not a sale price.

The tax cap: how much value Florida homeowners are not taxed on

Florida's Save Our Homes cap limits how fast a homesteaded home's taxable value can rise. Over time, the taxed value falls behind the market value. Among homes with a homestead exemption:

CountyHomes taxed below market valueTypical gapTotal value not taxed
Duval84%$108,395$22.4 billion
St. Johns78%$155,542$13.9 billion
Clay83%$119,036$4.9 billion
Nassau88%$165,743$4.7 billion

"Typical gap" is the median difference between a home's market value and its capped assessed value. When a home sells, the new owner's assessment resets to market value, so a neighbor who has owned for decades can pay far less on a similar house.

Look up public records yourself

Property, court and official records are public in Florida. These are the official county sites for the four counties we cover. Property appraisers list owners, values, sales and tax bills. Clerks of court keep court cases, deeds, mortgages and other official records.

Also useful: Florida Sunbiz for business filings, and our restaurant closure list. Some court records require an account or a fee on the clerk's site. Jax Times links to these sites for convenience and does not control them.
